Short lease flats

Selling a flat with a short lease

Once a lease drops below about 80 years, most mortgage lenders lose interest. We don't need a mortgage.

Short leases put off buyers because their lender either refuses or wants the lease extended first. Extending it yourself means a valuation, a premium to the freeholder and legal fees, and it can take months.

We can buy the flat with the lease as it is and deal with the extension ourselves after completion. If you have already started the statutory extension process, the right to extend can often be passed to us as part of the sale.

How we can help

  • Leases under 80 years considered
  • No need to extend before selling
  • High ground rent and service charge issues considered
  • We handle the freeholder afterwards
