How it works
Five steps from first message to money in the bank
- Step 1
Tell us about the property
Fill in the short form or email us. The address, the type of property and your reasons for selling are enough to start.
- Step 2
We look at it and make an offer
We check recent sales nearby and ask a few questions. We'll then give you an offer and explain how we got to it. There's no obligation to accept.
- Step 3
Agree the offer
If you're happy with the figure, we confirm it in writing. As long as nothing differs from what you told us, the offer stands.
- Step 4
Solicitors take over
You instruct a solicitor of your choice and we instruct ours. We can recommend you a solicitor if you need one. We don't need a mortgage valuation, so the legal work is usually the only thing to wait for.
- Step 5
Completion on your date
You choose when to complete. On the day, the money goes to your solicitor, who pays off any mortgage and sends you the balance.

Why sell to us
A sale you can plan around
Selling through an agent can work well, but it can also mean months of viewings and a buyer who pulls out after the survey. A cash sale cuts most of that out.
Speed
We buy with our own funds, so there's no mortgage valuation and no chain. We can exchange contracts within 24 hours and complete within a week.
Any condition
Damp, an old kitchen, a full loft or a garden that's got away from you. We price in the work so you don't have to do it.
No fees
No estate agent commission, no marketing costs and nothing to pay us. We contribute towards your solicitor's standard fees.
Your completion date
You pick the date. If plans change, tell us early and we'll move it where we can.
Situations we help with
Most people who sell to us have a reason the open market doesn't suit
Inherited property and probate
Clearing and selling a family home is hard enough. We can buy it as it is, contents and all, once probate is granted.
Read more →Mortgage arrears and repossession risk
If arrears are building up, a quick sale can clear the mortgage before the lender takes the property back.
Read more →Moving for work or family
A new job or a move to be closer to family often comes with a start date. We can work to it.
Read more →Broken property chain
If your buyer has pulled out, we can step in so you don't lose the home you're buying.
Read more →Landlords with tenant problems
Rent arrears, a property that needs work or a tenant who won't engage. We can buy with the tenant still living there.
Read more →Short lease flats
Once a lease drops below about 80 years, most mortgage lenders lose interest. We don't need a mortgage.
Read more →Structural problems and repairs
Subsidence, damp, a failed roof or a survey that scared off your buyer. We buy properties in any condition.
Read more →Divorce and separation
A quick, fixed-price sale can make it easier to divide the equity and move on.

Straight talk about price
Our offers are usually below what the property might fetch on the open market after months of marketing. That's the cost of a quick, certain sale with no fees. We show you how we reached the figure, and we'd encourage you to compare it with an agent's valuation before you decide.
Common questions
Before you ask
How do you work out your offer?
We look at what similar homes nearby have sold for, then allow for the condition of the property, any work it needs and the costs and risk we take on. We'll explain the figure when we send it.
Will you pay full market value?
Usually not. A cash buyer is offering speed, certainty and no fees, and our offers reflect that. Many sellers find the difference is smaller than they expect once agent fees, months of bills and the risk of a failed sale are taken into account. You are free to compare our offer with what an agent thinks it would achieve.
Is there any obligation once I ask for an offer?
No. Asking for an offer costs nothing and commits you to nothing. If you decide not to go ahead, that's fine.
How quickly can you complete?
We can exchange contracts within 24 hours and complete within a week. Where a sale depends on a third party, such as a grant of probate or a managing agent on a leasehold, the timing also depends on how quickly they respond.
Do I need my own solicitor?
Yes. You should always have your own independent solicitor or licensed conveyancer acting for you. We contribute towards their standard fees.
